Apply for a siting variation

A siting variation, or report and consent, is for a proposed building design that sits outside of the building regulations.

You may need a siting variation if your design for a single Class 1 building (dwelling) and associated Class 10 buildings (fences, carports, garages, sheds) don't comply with Part 5 of the Building Regulations 2018.

Please discuss this with your building surveyor before applying.

How to apply

You can apply online for a siting variation.

Your application should include the following:

  • Properly prepared plans that demonstrate the appearance and construction of the proposal. These will include full dimensions drawn to scale, plan and side elevation views, and adjoining property locations.
  • A clear and legible design brief outlining why you want special consideration. Please include design considerations for non-compliance.
  • Adjoining/nearby property owners' comments about variations to siting regulations (where the owners of nearby properties must be consulted).
  • A copy of property title no older than three months to the date of submission to include associated Covenants, 173 agreements, Memorandum of Common Provisions (MCPs), building envelopes, etc.
  • A copy of the approved plan of subdivision.

Fees

Our application fee is $448.30 per regulation. This is non-refundable and valid until 30 June of the current financial year.
